Block A and Block B have been fully surveyed, unable to complete anything below the first floor on Block C at this stage. A lot of this is not accessible to fully survey correctly so we would need to complete this survey when on site. Block A was surveyed per floor, Block B per balcony due to the labour and accessibility. This can be broken down further if needed. Essentially at least 80% of the remedial works required are down to misalignment. Soffits surveyed demonstrate varying degrees of misalignment between the installed units. There is no evidence of excessive cutting variations in the brick slips and no variation within individual soffit units, all misalignment is between soffit units where full soffit units do not align with the full adjoining soffit unit/s. The units have seemingly been secured well but there is no evidence of any attempt to pack out the fixings in order to align the units on the brick face/s. This can be demonstrated in various areas where the balcony soffits have not yet been installed and the reverse side of the soffit unit/s can be viewed. It should be noted that this is a soft mud stock brick so uneven arises, etc, are part of its intended character which can accentuate the appearance of misalignment on the bed face corners, especially when unpointed. However, there are clear misalignment issues due installation evident in all areas. In addition there are numerous damaged brick slips recorded on the survey. This is all typical handling/installation damage, ie, chips, etc, and could have been caused at any stage during transportation/storage/installation. There are a few areas where soffit units adjoining the balcony corners have seemingly been finished correctly at factory – or potentially incorrect units have been used. We can not be which. These are detailed on the survey and can be included in the remedial work. |
